- The proverbial jewel in the crown at Kiwi is Sylvia Park, a sprawling mixed-use asset located in Mt Wellington. The country’s biggest shopping centre, now being repositioned as a market leading mixed-use precinct, providing world class shopping, office and living amenities to a growing population in Auckland. An opportunity to join the team has arisen, in the form of an Assistant Asset Manager, based at the centre.
- The Assistant Asset Manager is responsible for overseeing all aspects of management in conjunction with the Asset Manager, together with any special projects assigned from time to time, to ensure the best commercial performance of the asset(s), with key tasks including but not limited to:
- Manage the day-to-day operational activities of the assets across the site, while assisting with strategic long-term asset management planning for the site,
- Manage contractors, architects, designers, coordinators, while working closely with the Development team to advise on operational needs for the site, while also managing a wider team of people contributing to day-to-day running of the site,
- Build strong working relationships with local authorities, customers, retailers, tenants, and other applicable parties, while ensuring tenant compliance with lease requirements,
- Prepare and review asset performance each month, while assisting the Asset Manager with budget and reforecast planning,
- Prepare budgets and accruals for capital expenditure across the site, while controlling the expenditure of capital work projects,
- Provide and maintain a safe working environment for your team, adhering to all Health and Safety policies and procedures and reporting any actual or potential hazards.

To be successful in this role you should be able to demonstrate the following:
- A NZ recognised tertiary degree in Property or Finance (e.g. Economics, Property, Valuations, Finance, Commerce/Business) is preferred but not essential,
- 3+ years prior experience within the Property sector (e.g. Property Management, Asset Management, Sales & Leasing),
- Possess a high financial aptitude, commercial acumen, and ability to analyse financial data from budgets,
- Exceptional written and verbal communication skills, including the capacity to influence and negotiate specific outcomes at all business levels,
- Relationship management experience, and a customer/client focus, with previous experience in team management,
- A high level of flexibility and the ability to work hard in a demanding environment.
