As a Workplace Operations Coordinator in Wellington, you’ll be making sure the Wellington office is presented and operating in the beautiful and functional way that Xero has become known for. You will deliver consistently high levels of customer service in your interactions with Xeros and visitors while delivering the services required by the business to work effectively. Whilst primarily focused on the Wellington office, you will support and assist Xeros at all of our APAC offices.

**Some of things you'll do**:
- Ensure a high functioning and well maintained office and workplace services for Xeros and all visitors to Xero.
- You will also assist the Director Workplace Experience and the Workplace Experience leadership team to deliver this mission by providing information, process, structure, project and admin support to aid in the efficient delivery of the services we provide.
- The scope of projects will be varied, including bricks and mortar building works as well as process improvements relating to managing the Workplace Experience teams’ workflows, stakeholder engagement, communication and the coordination of health, safety, environment and security management systems.
- Maintaining appropriate and effective building services and implement a common approach to providing these services while achieving a quality work environment in a cost effective manner.
**What you'll bring with you**:
- working in a similar role including the running of workplace/facilities services within an office environment.
- Stakeholder management - effectively influencing stakeholders.
- Workflow and project coordination to ensure high standards are maintained.
- Coordinating office reconfigurations, minor alterations, building works and health & safety within an office environment.
- Contract management to ensure service level agreements are maintained
- Ability to quickly learn new systems and processes.
- Proactive, self starter with the ability to work effectively unsupervised.
- Ability to build and maintain strong relationships.
- Exceptional customer service skills with confidence in dealing with difficult customers in an effective, friendly and professional manner.
- Excellent organisational and planning skills with the ability to effectively prioritise workload to ensure that multiple activities are completed in an efficient manner to a high standard.
- Excellent written and verbal communications skills with an ability to effectively communicate with all levels of the business.
- Ability to identify opportunities for improvement and develop and implement appropriate change.
- Proven ability in the building and maintaining of strong and beneficial working relationships with internal customers, colleagues and service providers.
**Success looks like**:
- Provide and maintain a beautiful working environment.
- Implementation and management of systems that facilitate the efficient operation to Xero’s offices.
- Timely provision of reporting and analysis to allow for informed decision making to support improvements in service levels to the business and/or reduce or mitigate cost to the business.
- Ensure the offices are compliant with local health and safety legislation and company requirements.
- Projects are completed on time and on budget.
- Positive relationships maintained with the local staff, with the Workplace Experience team at other locations, and the management teams.
