The Property & Infrastructure directorate prides itself on delivering efficient, effective solutions across a wide range of functions.
Reporting to the Director of Property & Infrastructure, the Head of Property Management not only needs to be an exceptional leasing specialist, but also have outstanding Management skills to lead a team providing facilities management to a large portfolio of geographically dispersed buildings.
You will proactively manage a team of 2 direct reports as well as external providers of Consultants and Engineers.
The primary focus of your role is to be accountable for the property leasing functions and leased property portfolio including developing property strategies, leasing activities (both as a lessor and a lessee), land management, facilities management and clinical service engagement.
Responsibilities of the role:
- Creating the project delivery environment for projects and programme of works
- Efficient management of personnel
- A point of escalation for key stakeholders such as senior management, project teams, contractors and external parties like the Ministry of Health
- Managing and mitigating project risks
- Managing your own programme/project portfolio
- Budget management
- Project reporting
- Trusted commercial adviser to the Directorate, stakeholders and Senior leaders

The Property and Infrastructure Directorate is accountable for providing the physical environment and infrastructure that supports clinical services teams to provide appropriate care to our community.
This is represented in our portfolio of over 200,000m2 of buildings across 20 locations in the region including 5 main hospital campus's, one of which is the the Waiora Waikato campus in Hamilton.
The Waiora Waikato campus is the largest hospital campus in the Southern Hemisphere.
The Property & Infrastructure Directorate delivers facility capital project works across all Waikato District Health board locations, provides asset management functionality across the portfolio including planned and unplanned maintenance services, and provides property management expertise to the organisation.
Mōu | About you
Required skills & experience you will need to be considered for this role:
- Knowledge and understanding of Te Tiriti o Waitangi
- Relevant Tertiary level Property related qualification or similar
- Member of RICS, NZIOB or similar industry body
- At least 10 years' experience working in a property advisory of which 5 years' experience must have been leading teams delivering property outcomes
- Outstanding experience of large geographically dispersed portfolios in complex organisations
- Experience reviewing and analysing performance of property portfolios and taking appropriate actions
- Significant stakeholder engagement experience
- Emotionally intelligent leader
- Leasing expert
- Good communicator, both written and orally
- Strong problem solving ability
- Excellent organisational and time management skills
- Demonstrated negotiation and problem resolution skills
