At TCHT, we support people, not just manage properties. We're a small, committed team supporting individuals and whanau maintain safe, secure housing — and we're looking for an experienced Tenancy Manager to join us.

The Role

You'll manage a portfolio of tenancies, mainly supporting older people or those with disabilities. The role includes everything from Tenancy management and compliance to property upkeep and building strong tenant relationships.

Your portfolio may include:

  • Community housing tenancies
  • Transitional housing tenancies

Key Responsibilities

Tenancy Management

  • Support tenants to sustain housing with dignity
  • Manage Tenancy agreements and ensure RTA compliance
  • Monitor rent payments and handle tenancy issues
  • Build strong tenant relationships and maintain clear records

Property Management

  • Carry out inspections and oversee repairs
  • Work with contractors, insurers, and ensure compliance
  • Manage arrears, damage, and tenancy changes

Professional Conduct

  • Represent TCHT positively
  • Work collaboratively with internal and external partners
  • Promote safety, wellbeing, and uphold Te Tiriti o Waitangi principles

About You

  • Tenancy management experience
  • Strong knowledge of the Residential Tenancies Act
  • Great time management and communication skills
  • Full NZ driver's licence
  • Able to work in NZ and pass a criminal convictions check
  • Relevant qualification a plus (not essential)

About Us

The TCHT team (15 people) is looking for colleagues that are professional, positive, adaptable, mature in attitude, reliable and are team players.  We are serious about the work we do but like to have fun with our colleagues and maintain positivity and support to each other and our clients.

The position is full time (40 hours per week, 8am – 4.30pm Monday to Friday) and we usually finish a little earlier on Fridays.  The role is based on our CBD office but you will be out and about working in our Tauranga portfolio most days.
