We are seeking a Head of Property Management to anchor our operations from our Papamoa base. While operational excellence is required, we aren’t just looking for an administrator. We are looking for a Culture Carrier. We need a leader with high emotional intelligence who can mentor, uplift, and work alongside Property Managers of all levels - from fresh cadets to industry veterans. The Role Reporting to the Business Owners and working closely with the Management team, you will be the backbone of our Property Management division. You will ensure our team feels supported in the trenches, empowered in the office, and confident in growing their portfolios. Your core focus areas: Culture & Leadership (Priority #1): fostering a supportive, positive work environment. You will detect burnout before it happens, celebrate wins, and enforce positive cultural behaviors across the network. Operational Support: Providing expert advice on legislation and preparing/supporting the team through minor changes to Tenancy Tribunal hearings. Team Building: Leading the recruitment process to find top talent that fits our culture and supports our business model. Growth: Collaborating with the Business Owners on strategies to grow the management portfolio organically. You’ll champion customer satisfaction, ensure full compliance across the portfolio, manage rent arrears with clarity and consistency, and communicate the value of our management fees with professionalism. What You Bring to the Table You are an experienced Property Manager or Team Leader who has "been there and done that," but your true passion lies in helping others succeed. Emotional Intelligence: You possess empathy and resilience. You know how to deliver constructive feedback and how to pick a team member up when they’ve had a tough day. Your broad shoulders will help carry and solve the external and internal predicaments that arise. Legislative Expertise: You have a deep understanding of current NZ tenancy law and compliance. You will lead from the front in maintaining a high industry standard that our brand is proud of. Competitive and Goal Driven: You play a key role in shaping a positive, high-performing team culture leading by example, lifting standards, and empowering others to deliver outstanding results. Recruitment Skills: You can spot talent and character during the interview processes for our Property Managers and wider support team. Mobility: You are happy to travel between our Bay of Plenty offices to ensure every team feels connected (Company vehicle provided).
