About the Project

Lead the delivery of a landmark multi-level residential development with robust governance, open-book cost control, and independent QS oversight. The programme is active, targeting practical completion in 2026, with KiwiBuild underwriting and a transparent, cost-based delivery model. You'll work within a structure that prioritises programme certainty, cost transparency, and quality outcomes.

The Role

We're seeking an experienced Project Manager with a proven track record in vertical builds (multi-level residential or mixed-use) to drive the project from mobilisation to completion. You'll manage programme, cost, quality, and health & safety under an open-book delivery model, working with an independent QS, Owner's Representative, and a fully mobilised contractor team. Your mandate: protect stakeholder interests, maintain governance standards, and deliver the project on time and within budget.

Key Responsibilities

Programme & Delivery

  • Oversee all phases of construction, from mobilisation and superstructure to fit-out and handover.
  • Maintain and track master programme milestones, ensuring timely completion and early identification of risks.
  • Coordinate with contractor, QS, and Owner's Representative to validate progress, cost-to-complete, and contingency usage.

Governance & Reporting

  • Implement and maintain open-book monthly claims, supported by subcontractor invoices, POs, and receipts.
  • Facilitate independent QS verification of claims, programme, and cost-to-complete.
  • Report regularly to stakeholders on programme, cost, quality, and H&S outcomes.

Quality & Health & Safety

  • Ensure compliance with external H&S audits and maintain a full-time site H&S officer.
  • Oversee quality assurance gates at each stage of construction.
  • Manage risk mitigation strategies for consenting, fire, and water compliance.

Stakeholder Management

  • Act as the independent Owner's Representative, protecting the interests of the developer and lender.
  • Liaise with subcontractors, suppliers, and consultants to maintain continuity and resolve issues.
  • Support transparent communication and governance, including neutral minute-taking and escalation protocols.

What You'll Bring

  • 7+ years' experience in large-scale vertical (multi-level) residential or mixed-use construction project management.
  • Proven track record delivering multi-level builds under open-book or cost-plus models.
  • Strong understanding of programme management, cost control, and independent QS processes.
  • Excellent stakeholder engagement and communication skills.
  • Commitment to health & safety, quality assurance, and transparent reporting
