Senior Residential Property Manager – Full-Time Position

We are currently seeking an experienced and responsible Senior Residential Property Manager to join our team and manage a growing portfolio of properties in Auckland's CBD.
Position Overview:
The Senior Residential Property Manager will be responsible for a diverse portfolio of residential properties. This role is pivotal in mentoring and cultivating the leadership skills of junior team members while ensuring the seamless operation and growth of our property management services. We value integrity and responsibility, expecting you to uphold our high standards and drive compliance with all relevant regulations.
Key Responsibilities: Portfolio Management: Manage properties effectively, ensuring full occupancy and high tenant satisfaction.Team Leadership: Serve as a role model, offering leadership, training, and guidance to fellow property managers. Promote a culture of growth and continuous improvement.Property Inspections & Maintenance: Conduct regular property inspections, coordinate maintenance, and uphold our standards of service excellence.Tenancy Management: Handle the entire tenancy cycle with integrity, from tenant screening and selection to lease management and dispute resolution.Financial Oversight: Ensure accurate and timely financial management including rent collection, arrears control, and comprehensive reporting to property owners.Regulatory Compliance: Maintain full compliance with the Residential Tenancies Act, embodying our commitment to responsible and ethical management.Relationship Management: Cultivate and sustain strong, trust-based relationships with all stakeholders, including property owners, tenants, and service providers.Budgeting & Cost Management: Strategically manage budgets to maximize returns for property owners and ensure cost-efficient operations.Business Development: Lead initiatives to identify and secure new business opportunities, contributing to the company's growth and your own career advancement.Qualifications & Experience: At least 3 to 5 years of experience in residential property management, demonstrating a track record of responsible leadership and effective management.In-depth knowledge of the Residential Tenancies Act and related property legislation in New Zealand.Demonstrated leadership skills with a strong focus on mentoring and team development.Excellent problem-solving skills and adept at managing complex tenancy issues with integrity.Superior communication skills, effective in conflict resolution and building trust.Proficiency in property management software and Microsoft Office Suite.Excellent organisational skills, attention to detail, and multitasking abilities.A valid driver's license and reliable transportation.What We Offer: Competitive salary with performance-based bonuses.Opportunities for significant career advancement into senior leadership roles.Comprehensive professional development and training to support your growth as a leader.A dynamic, supportive, and inclusive workplace environment.A chance to influence and lead within a respected property management company that values integrity, innovation, and service excellence.How to Apply:
