**Job Description**:
Reporting into the Property Development Manager, your role will centre on the property management services for The Warehouse stores and the Eldamos property portfolio, including tenancies and land holdings. This will see you manage anything and everything from lease renewals, rent reviews, ensuring all legal and compliance obligations contained within lease documents are met, providing financial input for preparation of annual property budgets for rent and occupancy costs, right through to maintaining accurate property files. We will welcome your knack for continuous improvement as we are always looking for ways to improve business processes and implement cost reduction strategies.

You’ll be responsible for:

- Co-ordinate matters related to insurance including annual insurance valuations and renewals and ensure appropriate cover for all properties
- Lease negotiation and rent review negotiation
- Assist in identifying new property opportunities for the Group where required
- Business case writing and presentation for new leases, lease renewals and rent reviews
- Managing a lease portfolio including assisting the Operations Team with lease matters including compliance and lease interpretation.
- Assist with reviews of the property strategy
- Budgeting and forward forecasting - Preparing annual budgets in conjunction with the Development Manager and Property Finance Manager
- Managing total property occupancy costs and track actual vs budgeted occupancy expenditure
- Continually improving business processes and help implement cost reduction strategies,
- Oversee Reconciliation of year end wash-ups
- Maintaining relationships with property owners to ensure the asset is managed within the terms of each lease
- Work closely with Facilities Management Team to ensure maintenance obligations are in line with lease requirements

No two deals are the same You’re an active problem-solver, curious in nature, and drive to find solutions.

This role centres on relationships. You will be working closely with several internal stakeholders: Finance, Operations, Store teams, Legal, Development Managers, Facilities Managers through to landlords, valuers and lawyers (to name a few). So, we will rely on your top-notch communication skills and ability to educate, influence and negotiate on a daily basis.

To be successful for this role you will have:

- Commercial Property Management Experience (preferably 4 years plus)
- Property degree or similar (desirable)
- Strong administration skills
- Attention to detail
- Understanding of lease documentation
- Sound understanding of legislation, by-laws, codes of compliance relating to property management
- Excellent Negotiation skills
- Confidence in dealing with third party relationships
