Mō te tūnga | About the role The Land Acquisition and Development team works with councils, iwi, developers, and others based in the community to understand how government policy can influence housing and urban development outcomes for people and communities around Aotearoa. We help to ensure the right resources are effectively targeted to the places that need it most and to influence national approaches to addressing housing and urban development challenges and opportunities. This is a unique opportunity for someone with experience gained in planning and project management, property valuation, land acquisition and sales, land development and construction to join our Land Acquisition and Development Team. In this role you will manage the interface between government and delivering its housing objectives; iwi/developers on new housing supply projects; and stakeholders including landholding agencies and entities, councils, and the community. Your role will also involve managing the lifecycle from land acquisition assessments and advice to negotiations and the contracting and management of the delivery of new homes. The work is challenging and varied, with each project bringing together a different community interests and government objectives. We work with others, including our colleagues here at Te Tūāpapa Kura Kāinga (Ministry of Housing and Urban Development), to identify, scope and facilitate housing development projects that will directly benefit communities within Aotearoa for years to come. You'll be responsible for a wide range of related tasks, including reporting to Ministers, negotiating property acquisitions on land opportunities, assessing delivery channels, and working with developers to contract development agreements. The salary range for this role is $118,306 - 144,596 + 3% Kiwisaver contribution. Ō wheako, ō pukenga | About you You will be a highly skilled and experienced relationship manager with a background in government or private land, property, or commercial fields, such as feasibility, lending, or development planning. Experience in an iwi, Crown, Council or SOE environment is advantageous. Your background may also include project management, local authority planning, or involve direct property development experience. You will have a solid understanding of the housing development cycle, from planning and consenting, civil works and infrastructure development through to the delivery of new homes. What you'll bring to the role:

- A proven track record of building and maintaining effective working relationships within a team, the wider organisation, and with external stakeholders.
- A collaborative, consultative approach to your work.
- An appreciation of the iwi/ Māori property development sector and committed to a programme where iwi are development partners
- Comfortable working within a public sector environment
- Be confident leading meetings with stakeholders at all levels, including iwi, local authorities, other Crown agencies, and with developers
- Be an effective project manager, with the ability to manage contractors and consultants to timeframes and budget
- Understanding of and experience in negotiating commercial contracts
- Working knowledge of government procurement process and practices (although expertise will be provided from specialised resourcing within the ministry)
- An understanding of te reo Māori me ōna tikanga is highly desirable
- Strong commercial and political risk radar
