Te Rūnanga o Kirikiriroa is a kaupapa Māori organisation based on a whānau-first, tikanga-based, wellbeing approach. Our organisation works to a model of care centred around our pou (guiding principles) of whanaungatanga, manaakitanga, arohatanga, rangatiratanga, tika and pono. We deliver health and social services across the lifespan, with a dedicated team - now well over one hundred strong - serving Hamilton city and beyond.
About the Role
The Senior Property Maintenance Coordinator supports the day-to-day maintenance of Te Rūnanga o Kirikiriroa's property portfolio, ensuring all sites are safe, functional, and well cared for. This hands-on position provides advanced trade expertise to deliver high-quality maintenance outcomes and assist the team with complex repairs, compliance, and technical assessments.
This role suits a qualified tradesperson - or someone with significant trade experience - who enjoys practical mahi, problem-solving, and contributing their technical skillset to improve property standards and support whānau wellbeing.
Key Responsibilities
- Carry out and support complex property maintenance, repair, and inspection tasks using trade expertise (e.g., building, plumbing, carpentry, or electrical).
- Provide practical guidance and share trade knowledge with other maintenance kaimahi to ensure consistent work quality.
- Receive, prioritise, and complete maintenance work orders promptly and effectively.
- Conduct regular property inspections and health and safety checks, documenting findings and coordinating follow-up actions.
- Ensure all maintenance activities meet building codes, safety regulations, and organisational standards.
- Record maintenance activities, update asset information, and support accurate reporting.
- Assist with assessing repair requests and recommending effective, efficient solutions.
- Uphold Te Rūnanga o Kirikiriroa's pou (values) in all mahi, fostering teamwork, safety, and cultural integrity.
Skills
- Proven technical ability in one or more trades (building, plumbing, carpentry, or electrical).
- Strong diagnostic and problem-solving skills.
- Effective communication and teamwork across tenants, contractors, and staff.
- Solid understanding of property compliance, safety, and maintenance standards.
- Reliable documentation and reporting practices.
Experience
- Experience in property or facilities maintenance with a focus on hands-on trade work.
- Familiarity with maintenance scheduling, inspections, and compliance requirements.
- Previous work in kaupapa Māori or values-driven environments is an advantage.

Qualifications and Education
A New Zealand–recognised qualification as a builder, electrician, plumber, or carpenter is required, or significant trade experience (5+ years) with the ability to obtain one of these qualifications.
