**General Summary**:
The Facilities & Real Estate FM Lead plays a leading and pivotal role in Warner Bros. Discovery (WBD) NZ. This role will require an experienced, organized, conscientious and hardworking professional to follow up on standard operating procedures (SOP), general operations and deliver excellent results, within a client-facing and customer service-oriented team.

Reporting to the senior manager of ANZ Facilities and Real Estate, this role will also work and collaborate in close partnership with the wider global WBD teams to ensure proper alignment with globally applicable approaches and standards.

The role will collaborate heavily with multiple internal divisions: from IT, Broadcast, People & Culture, Communications, Strategy as well as other functions/management at the operation levels to provide both operational solutions and recommendations.

Assist the senior manager to monitor all service lines under the real estate and facilities portfolio including all hard and soft services such as general upkeep and cleaning of the premises and maintenance and repair of all installed supporting infrastructure. Ensure all contracts are current, up to date and monitored for correct levels of service fully incorporating the ongoing needs of the company and providing a total facilities management service.

Assist the senior manager to oversee and manage small construction and fit out project works and changes to the workspace environment, ensuring mínimal levels of disruption to the business and compliance with all statutory processes and procedures.

The Facilities & Real Estate FM Lead must have exemplary time management and organisation skills with a logical common-sense approach to solving problems and issues. He/She must be able to prioritise quickly to support both external facing mission critical activities and day-to day operations.

As the FM Lead in the NZ Facilities & Real Estate team, the individual will be expected to respond to emergencies outside of normal hours, working with contractors and suppliers to resolve any issues. He/She must be a team player with good communication skills and work ethic.

**Key Responsibilities**:

- Manage the Facilities Helpdesk, Handyman, Facilities Maintenance, Post room, and cleaning contracts in a fair, consistent, transparent and results-oriented manner which maintains and enhances the reputation of the services provided.
- Work closely and collaboratively with the Security teams on the security of sites, security protocols, as well as the Health & Safety teams with regards to facilities related activities.
- Assist the line manager to act as a lead on support day-to-day issues in relations to property/facilities and management in the delivery of workspace operations and projects in the NZ region.
- Incorporate appropriate performance metrics ensuring best value from the supply chain and supplier, with regular monitoring of supplier performance against the applicable benchmarked criteria and KPIs, ensuring objectives and responsibilities are met.
- Assist the senior manager on identifying actions to address areas of suppliers’ sub-par performance, review plans from suppliers to mitigate, monitor their effective implementation and provide ongoing training/awareness on required SLAs and KPIs.
- Identify positive / negative trends in performance and continuous improvement opportunities to reduce cost, avoid unnecessary spend, improve quality and performance on general operations and take proactive corrective actions.
- Liaise with the landlord’s team on all Real Estate issues, problem resolution with the office space, health & safety, fire and security etc.
- Assist senior manager on general purchase orders to support procurement of facilities maintenance work, as required.
- Planning, forecasting and management of the WBD NZ facilities works maintenance/compliance activities.
- Maintain up-to-date documentation of processes and SOP in order to ensure best business practice
- Ensure all contract documentation is reviewed and supplier service level agreements are documented, enforced and updated, on a regular basis.
- Ensure that all suppliers in the WBD
