**ABOUT THE COMPANY**
This privately-owned commercial property company with a portfolio of retail, office and residential property investments is on the hunt for an additional Property Manager. They are a small close-knit team who embrace opportunities and challenges and strive towards an objective of continuous improvement.
Through recent additions to the portfolio this role of Property Manager will suit a multi-skilled person who enjoys working in a hands-on and fast-paced environment. You will be a big picture thinker and have a ‘’whatever it takes’’ approach, working together alongside a small team.
**ABOUT THE ROLE**
This is an experienced level Commercial Property Management role established to manage selected assets within the organisation. The goal is to strategically manage tenancies and properties, with a strong emphasis on retaining tenants, filling vacancies, and optimal management of all buildings under your management.
**DUTIES & RESPONSIBILITIES**
Management and oversight of the following in regard to properties within your portfolio:
- Tenant relationships
- Tenancy and car park schedules
- Existing lease negotiation including renewal and rent reviews
- Vacancy absorption
- Liaison with real estate agencies re portfolio vacancy
- Managing OPEX cost & recovery
- Building compliance
- Building repairs & maintenance
- Annual building rental income, OPEX and capital expenditure planning
- Input into capital improvement projects

**SKILLS & EXPERIENCE**
- At least 5 years hands-on experience as a Commercial Property Manager
- New Zealand Property Industry experience
- Outstanding communication skills - both verbal and written
- Strong Project Management and Stakeholder skills
