Exciting, Fast-Paced Environment: Manage a high-performing portfolio with industry-leading occupancy rates.Your RoleAs a Property Manager at Wolfbrook, you'll be responsible for overseeing the performance of a portfolio of residential properties, ensuring they are well-maintained, tenanted and delivering the best possible returns for investors.Key Responsibilities: Property & Portfolio ManagementOversee the day-to-day operations of your assigned properties, including maintenance, repairs and renovations.Ensure properties remain in excellent condition through regular inspections and proactive maintenance.Work closely with contractors and service providers to maintain high-quality, cost-effective solutions.Keep detailed records of property conditions, maintenance and financial performance.Tenant & Investor RelationsDevelop and maintain strong relationships with landlords and tenants, ensuring clear and consistent communication.Quickly and effectively address tenant concerns, complaints and maintenance requests.Proactively engage with landlords to maximise investment returns and provide strategic property advice.Foster long-term tenant retention through proactive service and community engagement.Leasing & Rent ManagementAdvertise and market available properties to attract high-quality tenants.Screen prospective tenants thoroughly to ensure reliable occupancy and reduce turnover.Manage lease agreements, renewals, rent collections and, if necessary, the eviction process in compliance with tenancy laws.Monitor and report on rental market trends to provide landlords with data-driven insights on pricing and demand.Compliance & Risk ManagementEnsure all properties meet health, safety and compliance requirements.Stay up to date with Residential Tenancies Act (RTA) regulations and proactively implement necessary changes.Handle insurance claims, risk assessments and property inspections.Mitigate potential risks by identifying and resolving issues before they become problems.Business Development & Portfolio GrowthIdentify and secure new property management opportunities, contributing to Wolfbrook's continued growth.Work with existing investors and new clients to expand the Auckland portfolio.Collaborate with the marketing team on advertising strategies for vacant properties.Conduct market research to understand demand trends and identify new investment opportunities.Build a network of industry contacts to support future business growth.What We're Looking For:Proven experience in residential property management or a related field.Strong knowledge of the Residential Tenancies Act and property compliance.Excellent communication and relationship-building skills.A proactive, problem-solving mindset with great attention to detail.A full New Zealand driver's license (essential).Ready to Join Wolfbrook?If you're an ambitious property professional looking to take the next step in your career, we'd love to hear from you.
