We are seeking a Buildings Services Manager, which is officially known as a **Campus Services Manager** to manage planned and unplanned maintenance of the University’s buildings and utilities by overseeing internal staff, contractors and consultants.

You’ll ensure optimal allocation of internal and contracted resources to maintain the most efficient and cost effective delivery of maintenance services. Along with this, you will ensure best practice, compliance and legal requirements and high levels of health and safety are met, with accurate and timely document completion.

You will line manage one direct report, and you will be joining an established team with 3 other Building (Campus) Services Managers each of which manages one to three team members. While you will initially be responsible for managing our Accommodation and Epsom Campus portfolio of buildings, this is expected to change with time, so an openness to change is required.

This is a role that is based on the City Campus, travel around the city campus will usually be on foot. A pool car can be made available for travel to meet with contractors, faculty representatives and for other work related activities further afield. You will split your time between onsite meetings, site inspections and planning conversations, and the approval of invoices, reviews of budgets and regular meetings with contractors to ensure H&S, compliance and performance requirements are met.

**Your key areas of responsibility will include, but are not limited to**:

- Effective line management of staff that report to the position, either directly or indirectly.
- Managing preventative maintenance activities of buildings and plant assets and identify areas for improvement and efficiency.
- Reviewing contracts and manage updates to specifications prior to renewal or retendering.
- Managing & planning to complete outstanding works orders and take corrective action to ensure that corrective maintenance is undertaken in a timely manner.
- Ongoing liaison with project management team to ensure fit for purpose solutions are adapted for new buildings and refurbishment projects
- Purchase goods and services relevant to maintaining and operating the buildings and plant

**He kōrero mōu | About you**

This position is well suited for an established Building Services Manager or Facilities Manager who is keen to join a large team and support one of the largest building portfolios in Auckland.

We are looking for an experienced facilities professional who is comfortable being a key point of contact and people manager. You will need extensive commercial maintenance experience to manage a diverse building portfolio. You’ll also be an excellent communicator with the ability to provide direction to staff and oversee contractors.

You will be dealing with contracts and important documentation, most of which is managed online, so you will need to be comfortable with technology and efficient at completing the required forms quickly and efficiently, as accurate records are very important in this role.

- A minimum of 7 years commercial and project management experience in a facilities or construction related environment.
- Some experience of people management.
- Demonstrable experience with complex building portfolios.
- Experience managing contracts and budgets along with confidence in Microsoft Windows-based systems.
- Ability to prioritise tasks and meet deadlines.
- Proven experience in a construction, electrical or mechanical field.
- Ability to deal with finance and budgets.
