The Opportunity

Greenstar Properties is seeking an experienced
Commercial Property Development Manager
to lead commercial development and leasing initiatives across a growing portfolio of industrial and commercial projects. This role blends strategic development leadership with hands-on leasing execution, driving strong commercial outcomes and long-term growth.

Key Responsibilities

  • Identify and secure new commercial development opportunities aligned with Greenstar's growth objectives.
  • Represent Greenstar Properties at industry events to build relationships and elevate market presence.
  • Prepare high-quality development proposals, feasibility reports, and investment presentations.
  • Lead all phases of the development lifecycle, from feasibility and land acquisition to design coordination, construction management, and final delivery.
  • Balance commercial objectives with design integrity and buildability to optimise project outcomes.
  • Analyse market trends and contribute to long-term strategic planning.
  • Drive pre-leasing strategies to secure anchor tenants for project de-risking and financing.
  • Negotiate Agreements to Lease, rental structures, tenant incentives, renewals, and extensions.
  • Build and maintain strong relationships with tenants, brokers, and Brokers, Real-estate agents to maximise occupancy.
  • Manage project risk, maintain pro formas, and report to senior leadership and investors.
  • Ensure projects are delivered on time, on budget, and to Greenstar's quality standards.

About You

  • Proven experience in
    commercial property development
    and/or leasing with proven success in securing tenants and delivering commercial projects.
  • Skilled in lead generation, market intelligence gathering, and strategic networking to secure new business opportunities
  • Strong leadership across all phases of development – from land acquisition to completion.
  • Excellent commercial and financial acumen, with experience preparing feasibility studies and budgets.
  • Skilled stakeholder manager with credibility in front of clients, councils, and consultants.
  • Well presented, confident, and adept at relationship building within the property industry.
  • Solid understanding of zoning, permitting, and commercial lease structures.
  • Willingness to travel across NZ as per project needs.
