The Strategy Lead NZ/Pacific reports directly to the Head of Property NZ/Pacific, core responsibilities include executing ANZ’s property strategy across retail, corporate, hubs, data centers, ATM and ancillary assets in tandem with overseeing the management of the Property Management team, its systems, processes, and fiscal envelop. The role is pivotal to the success of delivering key strategic property initiatives, portfolio optimization, acquisitions, and divestments.

What will your day look like

**In this role, you would have the opportunity to**:
Support the Head of Property and Senior Leadership Team colleagues to identify and manage CAPEX spend (BAU and Special Projects), and to forecast and optimise OPEX investment by leveraging portfolio management experience and market reach.
Oversee and guide the Property Management Team, including facilitating positive transaction and stakeholder outcomes, initiating best practice frameworks, monitoring and understanding financial performance of the portfolio, and providing key insights and trends for cost management.
Support the Property Management Team through change by overseeing the transition of ANZ’s portfolio data and financial systems into a new Property IT Stack, growing and developing the team through change management and empowerment.
Proactively identify, harness, and leverage industry connections to secure property opportunities and practices that support the Bank we are building via our future property footprint.
Support and collaborate with other senior property leaders, including Governance, Delivery, Workplace Experience, Security and Projects, to ensure harmony across all workstreams to maintain focused, compliant, strategic outcomes.
Understand requirements of the differing functional lines across ANZ to ensure cohesive and streamlined approach to executing the property strategy especially given the scale of the business
Proactively identify and manage emerging business and strategic developments (including from the industry) to support development of the property strategy and other key strategic initiatives
Drive a consistent approach to knowledge, data, and reporting management and KPI delivery
Support ‘end-user’ focus and voice of customer/business insights
Challenge processes and procedures across the property team and with an external property support function to highlight and enable improvement.
Develop and lead a high performing and engaged team through coaching and guidance to meet agreed goals, including provision of feedback, encouragement and open communication, including role-modelling a ‘speak-up’ culture
Ensure business regulatory and operational risks are managed and mitigated
What will you bring?

To grow and be successful in this role, you will ideally bring the following:
10+ years of professional experience in property services roles, law, or tertiary qualified
Translating business requirements into solutions by understanding needs, feasibility and impact.
Administrating business practices to create the highest level of efficiency possible within an organisation, including the coordination of business activities to achieve set objectives as well as financial management, resourcing, risk and business continuity.
Providing advice, recommendations and thought leadership, based on expertise and experience, to address needs.
Translating data into insights and using it to make better business decisions and to deliver customer/user centric solutions.
Planning and prioritising what needs to be done (including people, process and technology implications) in order to deliver upon customer/user needs and strategic priorities. This includes identifying, planning for, tracking and resolving dependencies.
Knowledge of portfolio levers and the ability to generate performance insights from behavioural data to identify and model new opportunities, particularly within the property management team.
The selection, prioritisation and management of a portfolio of work in line with its strategic objectives and capacity to deliver. The goal is to balance change initiatives and business-as-usual while optimising return on investment
Building, maintaining and influencing relationships to achieve mutually beneficial outcomes
Undertaking qualitative, quantitative and desktop research to uncover actionable insights that can improve solutions and identify new opportunities.
Creating a purpose, mission and/or plan to achieve long term goals and objectives.
