About the Role

Reporting into the Alliance Director and working with the Client's property lead, the Portfolio Manager is responsible for the management of both the ATM and Car Park portfolios of client's sites across NZ to ensure a consistent and high level of service delivery. The Portfolio Manager will be responsible for the client's portfolio in New Zealand including lease management, database accuracy, document and account management ensuring CBRE is performing as required.

In partnership with the Client, support with the implementation and delivery of assigned portfolio strategy.

Key Responsibilities

  1. Portfolio management of critical dates, renewals, expiries, rent reviews (fixed, market, CPI) for ATM portfolio of 180 ATMs and car park portfolio.
  2. Financial management of rent roll and ad-hoc payments, collection of subtenant income.
  3. Financial management including budgeting, forecasting, accruals and monthly variance commentary.
  4. Data management of car parking and ATM portfolios and allocations.
  5. Take responsibility for being the direct point of contact with Landlords and stakeholders both internal and external, resolving disputes and issues in a way that best protects and amplifies client's brand and standing within the community.
  6. Sourcing new and terminating existing ATM locations when required.
  7. Liaise with Fleet Team regarding car park locations when required.
  8. Undertake other duties and tasks as reasonably directed from time to time.
  9. Understand and comply with all CBRE HSEQ policies and standards.
  10. Complete all HSEQ mandatory training.
  11. Report all HSEQ incidents in a timely manner to line manager.

Requirements

  1. Exposure to corporate Real Estate management, Banking or Estate/Portfolio management would be favourable.
  2. Ability to read and interpret lease and licence documentation.
  3. Sound commercial knowledge and business acumen.
  4. Logical and analytical thought processes and good problem solving skills.
  5. Excellent written and oral communication skills.
  6. Intermediate to advanced level in core Microsoft packages – particularly Word, Excel and Outlook.
  7. Ability to travel as required; driver's license required.
  8. Requirement to be in the office a minimum of four (4) days a week.
