Lead the operations of a premium commercial property portfolio in Queenstown.

Are you an experienced building or facilities professional who enjoys keeping things running smoothly and delivering excellent service? We're looking for a proactive and organised Building Operations Manager to oversee the day-to-day management of eight commercial buildings in Queenstown.

This role ensures that our properties operate safely, efficiently and to a high standard — with happy tenants, well-maintained assets and compliant systems. You'll be the key contact for tenants and contractors, managing maintenance, compliance and operational performance across multiple sites.

What you'll be doing

  • Overseeing daily operations and maintenance of commercial buildings
  • Managing contractors and service providers to deliver top-quality work
  • Ensuring all building systems (HVAC, lifts, lighting, fire safety, etc.) operate safely and efficiently
  • Coordinating repairs, inspections and preventive maintenance
  • Maintaining BWOF and compliance documentation
  • Managing budgets for maintenance and operations
  • Building strong relationships with tenants, owners and stakeholders
  • Promoting safety, sustainability and operational excellence

What you'll bring

  • Background in building services, construction or facilities management
  • Experience managing commercial building systems and coordinating maintenance or upgrade projects
  • Strong knowledge of NZ Building Codes, Health and Safety at Work Act 2015 and BWOF requirements
  • Confident managing contractors, budgets and operational reporting
  • Excellent communication, problem-solving and organisational skills
  • A proactive, calm and professional approach — even under pressure
  • Tech-savvy with property or asset management systems and Microsoft Office/Google tools
