As a newly created role, the Property & Maintenance Inspector, you'll play a key role in maintaining the quality and compliance of a large residential property portfolio within the maintenance and asset management teams. Your responsibilities will include:

  • Conducting scheduled and ad hoc inspections across a range of housing types (houses, terraces, apartments)
  • Preparing detailed inspection reports, compliance records, and condition assessments
  • Identifying urgent maintenance needs and ensuring timely resolution through service partners
  • Preparing detailed inspection reports, compliance records, and condition assessments
  • Supporting the development of maintenance plans and budgets for both captial and operations programmes
  • Auditing completed works to ensure quality, compliance, and alignment with scopes.
  • Assisting with onboarding of new builds and offboarding of older homes
  • Contributing insights to improve maintenance processes and inform future property design
  • Ensuring health, safety, and environmental standards are upheld during inspection and works
  • Collaborating with tenancy managers, maintenance coordinators, and maintenance contractors to deliver high-quality outcomes

This role is hands-on and offers the chance to make a tangible different in the lives of tenants while helping to preserve and enhance and enhance the organisation's housing assets.

Ngā uara me ngā pūkenga e angitu ai koe | What you'll need to succeed

  • Excellent communication skills and a collaborative, solutions-focused mindset
  • Experience working with diverse stakeholders including tenants, contractors, and internal teams
  • 5+ years experience in property or building management, maintenance, or inspection
  • Strong knowledge of NZ residential property legislation (Building Act, RTA, Health & Safety)
  • Confidence in using tablets and inspection software
  • Excellent communication skills and a collaborative, solutions - focused mindset
  • Awareness of positive opportunities and outcomes associated with good housing for the people who live in Tāmaki, and a passion to support those outcomes
  • Working understanding of legislative rquirements associated with properties that require a commercial management approach (e.g. complexes, multi-level apartment buildings, buildings subject to BWOF)
  • Working knowledge of NZS 4306:2005 Residential Property Inspection
  • Ability to communicate effectively with all stakeholders using multiple mediums
