As the Chief Executive Officer, you will play a pivotal role in driving our company's growth and success. You will lead our team in executing strategic initiatives, overseeing operations, and ensuring the continued development of high-quality properties that align with our vision and values.

Location: Bush Road, Albany, Auckland, New Zealand

**Major objectives**:

- Responsible for organizing, coordinating and ensuring that all responsibilities and processes of various aspects of company's businesses operation meet shareholder's requirements
- Recommending policy and the strategic direction of the Company for approval by the Board of Directors
- Responsible for all CMPDNZ operations to maximize return on capital employed by coordinating Land, Sales, Marketing, Construction, Planning & Design, Investment, Finance and Administrative activities to achieve objectives as defined and approved by the Board of Directors.

**Key Responsibilities**:
Leadership
- Provide direction and leadership to management in the development and implementation of annual business plans

Strategic Planning
- Develop and implement strategies for land acquisition, design, construction and sale of contract and spec homes
- Aim to provide growth with stability by positioning the company to take advantage of changes in building trends, keep abreast of local market conditions through market analysis and maintenance of relationship in the local industry.

Business Management
- Maintain profitable operations through the development and implementation of operation control systems for construction times, cost levels and building standards such that gross profit margins are achieved and product standards are maintained
- Take responsibilities on annual KPIs target as well as other short-term and long-term targets set by the Board of Directors
- Take responsibilities on the expected project ROIC & IRR targets set by the Board of Directors
- Suggest and administer Company's fundamental Policies, Procedures and Authorities Limits, which are required for the approval of the Board of Directors
- Together with the Management Team ensure the budgeted level of residential sales is achieved by developing and implementing effective marketing and sales methods

People Management
- Responsible for individual employees and departmental performance appraisal system
- Develop company management and other personnel and conduct regular performance reviews

- Shareholder Accountability
- Keep shareholder informed through weekly reports as required and such other means as may be required from time to time (Operation Plan)
- Responsible for company improving the Internal Control Management
- Participate in the development of long-range plans, budgets and capital expenditure proposals for recommendation to shareholder
- Act as representative of Universal Homes Ltd and other subsidiary companies as required

Other
- Undertake such other duties as shareholder may require from time to time

**Requirements**:
Education requirement
- Master’s degree in business, real estate investment, construction engineering, financial accounting or related field.

Experience
- Minimum of 5 years of property development experience and management experience, including financial investment or project development experience. Experience in multiple management systems such as ERP.
