ZRS Management is seeking a skilled Facilities Operations Specialist to join our team.

Responsibilities- Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and other aspects as needed.
- Conduct apartment turnover maintenance within three to five business days, ensuring completion of the turnover checklist. This includes installation of blinds, changing filters, replacing bulbs, replacing drip pans as needed, and replacing door stoppers, caulk, and other miscellaneous repairs as needed.
- Maintain common areas by sweeping, mopping, vacuuming, emptying trash, pressure washing, and cleaning windows, etc.
- Monitor the building exterior for issues with the roof, siding, shutters, etc.
- Help develop and implement an effective preventive maintenance program for their area of responsibility.
- Ensure the safe condition of all equipment or structures in their area of expertise.
- Enter newly purchased tools or equipment into inventory.
- Keep work areas clean and orderly.
- Adhere to all safety rules.
- A valid driver's license with an acceptable driving record and proof of automobile insurance coverage.
- HVAC certification is preferred.
- Effective time management skills and attention to detail.
- Ability to adapt to change in a composed manner.
- Ability to respect and maintain confidentiality.
- Maintenance experience and knowledge in plumbing, electrical, HVAC, and appliances.
- Ability to lift heavy objects.
- Clear communication skills with residents.
- Ability to work cooperatively in a teamwork environment.
- Will to work on-call hours.
