About the Role

This is an exciting opportunity to lead our property management division and drive initiatives to enhance Net Operating Income (NOI) and property valuations.

The successful candidate will have the opportunity to develop and execute innovative strategic asset repositioning plans that add exceptional value to the property portfolio.

Responsibilities:

  • Lead a diverse commercial and residential property portfolio.
  • Drive initiatives to enhance Net Operating Income (NOI) and property valuations.
  • Oversee comprehensive property development and upgrade projects.
  • Lead the property management team, ensuring alignment with strategic goals and establishing clear, measurable KPIs.
  • Develop and execute innovative strategic asset repositioning plans that add exceptional value to the property portfolio.
  • Drive initiatives to enhance Net Operating Income (NOI) and property valuations through creative cost control, operational efficiencies, and revenue growth opportunities.
  • Identify, structure, and secure cost-effective and innovative funding solutions for property investments and developments.
  • Oversee leasing strategies, maintain strong tenant relationships, and ensure high occupancy rates.
  • Manage comprehensive property development and upgrade projects from concept to successful completion.

Requirements:

  • Bachelor's degree in Property Management, Real Estate, Business Administration, Finance, or related field (Master's preferred).
  • 8-10 years of senior-level experience in property management, asset management, or real estate investment.
  • Proven experience in asset repositioning and innovative value enhancement.
  • Strong financial acumen with experience in budgeting, financial analysis, capital planning, and funding negotiations.
  • Expert knowledge of New Zealand property laws, lease management, and regulatory compliance.
  • Exceptional negotiation skills, strategic leadership ability, and creative problem-solving capabilities.
