With a portfolio that includes both commercial and residential properties, we pride ourselves on maintaining the highest standards of service and fostering strong relationships with tenants and various stakeholders.Job Summary:We are seeking a motivated and dynamic individual to be the face of the company, building and maintaining relationships with our various stakeholders and managing our property portfolio.
The ideal candidate will have strong interpersonal skills, a keen eye for detail, and experience in property management.Key Responsibilities:Property Management:Oversee daily operations, maintenance and regulatory compliance for commercial and residential properties.Review Agency Agreements, Lease Agreements, Sales and Purchase Agreements.Handle lease agreements, renewals, and rent collections.Coordinate and supervise property inspections, maintenance and repair activities.Develop and implement property management policies and procedures.Serve as the main contact for tenants, addressing inquiries and resolving issues.Manage tenant move-ins, move-outs, lease agreements, renewals, and terminations.Address tenant concerns and resolve issues promptly and professionally.Prepare and manage property budgets, including income and expense forecasting.Collect rent, manage delinquent accounts, and oversee financial reporting.Conduct market analysis to set competitive rental rates.Marketing, Sale and Leasing:Develop and execute strategies to increase occupancy rates and maximize property revenue.Promote properties to potential tenants or buyers through marketing initiatives and networking.Negotiate lease agreements and sales contracts, ensuring favorable terms for all parties.Monitor market trends to identify opportunities for property sales.Security Management:Implement and oversee health and safety, security measures for properties, ensuring safety for all occupants.Conduct regular assessments of security systems and procedures, recommending updates as needed.Manage security personnel or third-party contractors, ensuring compliance with company and regulatory standards.Respond to and resolve security incidents effectively, maintaining clear communication with stakeholders.Relationship Management:Build and maintain strong relationships with tenants, local businesses, community organizations, real estate agents, and brokers.Negotiate contracts and manage vendor performance to achieve cost-effective solutions and superior service delivery.Engage with local government agencies and regulatory bodies to ensure compliance.Represent the company at community events, industry conferences, and networking opportunities.Identify new business opportunities and potential clients.Gather and analyze client feedback to improve services and relationships.Collaborate with the marketing team to develop strategies for client engagement.Qualifications:Minimum of 3 years of experience in property management, with a focus on both commercial and residential properties.Proven ability to manage multiple properties and projects simultaneously.Strong interpersonal and communication skills, with the ability to build and maintain relationships.Excellent organizational and time management abilities.The ability to handle conflicts and negotiate effectively.Knowledge of property laws, security regulations, and sales strategies.Applicants for this position should be NZ citizen/PR or have a valid NZ work visa.If you are a passionate and talented person relishing the idea of becoming part of Huadu Developments, then come to join our teamYour application will include the following questions:Which of the following statements best describes your right to work in New Zealand?How many years' experience do you have as a relationship manager?What's your expected annual base salary?How much notice are you required to give your current employer?Do you have a current New Zealand driver's licence?How many years of commercial property management experience do you have?How many years of residential property management experience do you have?
