**1. GENERAL**

The Property Services team forms part of the Corporate Services Group, which effectively manages the

University’s corporate estates portfolio, and creates an environment that strongly supports the operational

and strategic goals of the University.

The team comprises the following major functions:

- Campus Development: provides strategic leadership and management in the development and

management of the University Campus Development Plan, including major infrastructure projects.
- The provision of strategic space planning, allocation and management.
- Commercial lease management and all associated liaison and management associated with the role

of both landlord and tenant.
- Maintenance of all facilities, infrastructure and grounds.
- Support Services including fleet, transport, mail, portering and cleaning.
- Responsibility for relevant statutory compliance issues associated with the Building Act, Resource

Management Act, Education Act, and other elements of the Government or Territorial Authority

regulatory framework.

**2. POSITION PURPOSE**

The Facilities Manager - Tauranga is responsible for the management and delivery of all day-to-day

operational requirements of the Tauranga TCBD campus, as well as other University facilities throughout

the region, including:
Team leadership and management
- Delivery of facilities maintenance, cleaning, caretaking, portering, and security services
- Event support (cleaning, security and portering services)
- Health and safety, building orientation and visitor management activities
- Management of local fleet and parking services
- Management of seating planning
- Contract management
- Contractor management
- General administrative requirements, eg meeting organisation, logging work requests, internal

communications, maintaining procedure documentation etc.
- Represent at Tauranga management meetings as required

The Facilities Manager will work closely with their Property Services (PS) team members based at either

the Tauranga or Hamilton campus, as well as other teams based in the Tauranga campus.

**3. ACCOUNTABILITY**
The Facilities Manager - Tauranga Campus is responsible to the Senior Property Manager, Bay of Plenty

and has a functional relationship with the Associate Director Facilities Operations, Hamilton.

**5. KEY TASKS**

Team leadership and management
- Manage the day-to-day operations and workflow of the Tauranga Property Services team.
- Manage staff to ensure daily operational tasks and activities are carried out in a timely manner.
- Ensure the overall delivery of the team's objectives by ensuring that services are delivered to a high

standard.
- Ensure appropriate levels of resourcing are in place during business hours.
- Work with relevant Property Service Managers in Hamilton to resolve any operational or staff issues.
- Review or amend contracts in accordance with University guidelines
- Monitor and report on supplier KPIs and identify any areas where supplies are not meeting contractual

obligations or agreed performance levels
- Ensure staff performance, development, training, appraisal and salary review recommendations are

managed in a timely and responsive manner

Facilities service management
- Manage the delivery of all operational facility and service requirements including cleaning,

maintenance, pest control, garden maintenance, and any other building related requirements.
- Work with property owners (in the case of leased spaces) and University tenants to ensure relevant

property maintenance issues are resolved in a timely manner.
