We are looking for an immediate, full-time, permanent position in APAC at New Zealand.

**Job Purpose**:
Manage a portfolio of leasehold properties across New Zealand, Fiji & Papua New Guinea including support of the Australian Portfolio as required.

Formulate and implement Real Estate strategies and develop plans to perform and support activities to deliver a range of integrated real estate services under the CRE policy and service catalogue, and develop and continuously optimize real estate portfolios in line with business strategy and objectives, corporate guidelines and policies

**Your tasks**:
**Leasing**
- Undertake required lease transactions aligned to the business strategy - lease renewals and variations, new leases, make goods, Landlord capital improvements.
- Plan, organize and deliver leasehold solutions in accordance with established timelines and budgets
- Liaise with Finance on financial obligations of the Tenant under the lease to ensure the Tenant is not in default.
- Engage with appropriate division representatives to determine real estate requirements, reach agreement and ensure delivery in line with expectations
- Negotiate lease transactions and agreements, and approve lease agreements with the respective Business partner
- Evaluate alternative options to satisfy business new office strategy and market change
- Incorporate ESG initiatives and minimum requirement for new leases and/or projects

**Commercial**
- Support to develop and administer Commercial Real Estate plans and processes to maximize the value of the organization's real estate portfolio with a vision toward the proper and best mix of properties in line with business strategy and objectives, corporate guidelines and policies
- Implement business processes for assessment of the current and projected performance of real estate portfolios and opportunities across all key business lines (commercial, residential, land, etc.) in the country
- Evaluate and drive all negotiation with stakeholders for the proposals and alignment
- Understand the business needs and market change to advise on appropriate deal structure
- Continuous alignment with Global / Regional business / functions to meet the objectives
- Contributes positively to digitalisation and sustainability targets.

**Property Development**
- In conjunction with the Senior RE Manager execute property development and land acquisition plans and processes for the business unit/ function working in tangent with other internal stakeholders including Real Estate Solutions (RES)
- Drive and deliver property development projects (Lease - Built to Suit / Own - Built to Suit) based on internal location requirements and strategic investment needs
- Evaluate viability of sites against original objectives
- Support identification and appraisal of site acquisition
- Work with technical team and track due diligence of potential sites, in advance of land purchases
- Provide professional advice and support to manage expectation and resolve problems
- Incorporate ESG initiatives and minimum requirement for new projects

**Facilities Management**
- In conjunction with the Oceania FM lead formulate and align the FM strategy and processes with business stakeholders
- Supervise and work closely with Facilities Managers to deliver business requirement and CRE objectives
- Enforce the Landlord repair and maintenance obligations under a lease.
- Educate site managers on their obligations on R&M, alterations and additions.
