**About the role**
Key to the company's success, Brosnan's, Pre-Construction Manager will be a professional member of the Senior Leadership Team (SLT), reporting to Brosnan's General Manager. We are looking for a self-driven experienced Pre-Construction Manager who is looking for their next leadership challenge. If you know how to create and share the project vision, achieve results, and are contractually and commercially astute, this may be the role for you.
**Duties & responsibilities**
- Review opportunities together with the General Manager pre-bid, contributing to decision making around project selection
- Along with the GM manage a three-month look-ahead of upcoming projects to establish the resources required to submit tender proposals. The GM will make any final bid or no-bid decision
- Oversee the roles and responsibilities for each bid, managing the bid teams' workflow (and workload) ensuring that each bid is complete, compelling, and of a consistently high standard
- Co-ordinate the creation and submission of the highest quality proposals, including Requests for Proposals (RFPs) and Early Contractor Involvement (ECI) proposals
- Oversee the preparation of all bids, ensuring that quality documents are submitted on time, that are commercially adequate and best represent the company's interests
- Provide advice on conditions of contract, price, construction methodologies, sequencing, buildability issues, value engineering and clash detection
- Contribute extensively to post bid negotiations
- Co-ordinate the handover process from preconstruction to construction.
- Co-ordinate ongoing development and improvement of procedures and systems.
- Lead and manage staff to ensure that all staff are skilled to perform tasks required to the expected standard, ensuring work and presentation standards are maintained
- Mentor and provide guidance to other estimating team members
**Skills & Experience**
- Prior experience in Estimating, Quantity Surveying and/or Project Management
- Construction or building related degree, diploma, or trade background
- Proven experience leading and motivating high performing teams
- Well organised with strong verbal and written communication skills
- Strong commercial understanding, with a high level of forward thinking and analysis
- Thorough understating of NZS and NZIA Conditions of Contract
- Prior experience using Cost X and MS Projects
